The red state Napa: Insiders reveal America's hidden 'Hallmark' town where homes offer more 'bang for your buck'

In the heart of Texas Hill Country, along the stunning Guadalupe River, lies a Hallmark-worthy escape that offers a more intimate take on California's Napa Valley.

With just over 2,000 residents, everyone knows each other in Comfort – a charming wine country town perfectly situated between San Antonio, Fredericksburg, Kerrville and Bandera.

Downtown is walkable – from the four local wineries to boutiques and antique shops.

One of Comfort's standout wineries is Newsom Vineyards, founded by third-generation grape grower Nolan Newsom.

His family helped pioneer Texas wine country, planting some of the state's first grapevines more than 40 years ago.

'We fall number two behind Napa Valley in wine tourism,' Newsom told the Daily Mail. 'The Hill Country is a beautiful area. I mean, it's definitely different.'

Open for more than a decade, Newsom Vineyards offers estate-grown Texas wines from the family-owned vineyards.

Guests can enjoy live music on weekends, creating the perfect setting to relax with a glass in hand.

They can also opt for a five-varietal tasting for $20, complete with a souvenir glass.

A glass of white wine starts at $10, reds are $15 and bottles range from $20 to $50.

This is much cheaper than typical prices at California tastings. On average, many estates in Napa now charge $25 to $75 for a flight, according to Napa Wine Tour's April 2026 prices.

Newsom's tasting room opened in 2016 and is set inside a beautifully preserved 1907 home, offering plenty of cozy space to sit back and enjoy a glass.

What sets them apart, the founder said, is 'being one of the few that can say we grow and produce 100 percent of our own grapes out of the 700 to 800 wineries in Texas.'

'There's somewhere around 100 [wineries] that use Texas at all,' he added. 'Maybe 70 that can say they're "100 percent Texas," and then there might be 25 of us that grow and produce 100 percent of our own.

'I'm one of the few in that regard. So it's a true Texas wine experience when you come to Newsom Vineyard.'

Described by locals as a Hallmark-style town, Comfort is rich in preserved history.

The downtown area features 22 historic markers, including one of the nation's first monuments dedicated to Union loyalists from the Civil War.

Hotel Giles has stood in the town for over a century and is thriving now more than ever.

Owner Ernest Slatinsky, who took over the property in 2022, compared the town to Middleton, the fictitious 'center of magic' in the Hallmark series The Good Witch.

He said the hotel has welcomed guests this quarter from 160 Texas cities and towns, 35 states and seven countries – proof that Comfort has become a true destination for those near and far.

When Slatinsky and his wife took over Hotel Giles, one of the first things they did was remove the old 'Guests Only' sign that had long shunned locals from stopping by.

'We opened up to the community,' Slatinsky told the Daily Mail. 'We offer tours of the hotel. If we've got empty rooms, we're happy to tour people around the property.

'Friday nights, we do a happy hour that's open to the public, and we've got local musicians that come in for just a jam session.

'It's sometimes good, sometimes it's not, but it's always fun.

'During the spring and the fall we try to do one or two concerts.'

He said they partner with another local business that sells food and beverages during the events.

The town is also home to standout dining spots, including the beloved Comfort Pizza as well as Both Hands Burger Bar, known for serving exclusively premium wagyu beef.

'We are starting to see a younger crowd coming in,' Slatinsky said. 'Folks that want to get away from hustle and bustle and want a calm, peaceful place – someplace that's safe.

'My mother-in-law parks her 66 Mustang with the top down in front of the hotel all day and leaves her purse in the damn thing.'

NeighborhoodScout's analysis of FBI crime statistics reports that Comfort is safer than 61 percent of the cities and towns in the US regardless of population size.

For those living in Comfort, their chance of becoming a victim of crime is one in 170. The US average across communities from the largest to the smallest is one in 47.

NeighborhoodScout's research adds that Comfort's violent crime rate is one per 1,000 inhabitants – which is about average for all communities in America.

Violent crimes that are tracked and included in this rate are armed robbery, aggravated assault, rape (not statutory), and murder and non-negligent manslaughter.

Texas realtor Tamara Strait agreed that people looking to relocate to the town are seeking safety, peace and quiet. She said Comfort is attracting young families and empty nesters.

'The everyday lifestyle is a slower pace and truly is more of a simple life,' Strait told the Daily Mail. 'It appears people are seeking that more and more these days.

'Young families who are seeking space and privacy are moving to Comfort... Both young families and empty nesters are seeking land for living and hunting, privacy, live water, small-town culture and proximity to San Antonio, Boerne or Kerrville.'

She noted that the housing market remains strong, with homes still relatively affordable and offering good value for the price.

'Comfort gives you more bang for your buck when it comes to property under $700,000,' Strait said.

The average home value in Comfort is $540,485, down 1.7 percent over the past year, according to Zillow.

In comparison, average home prices in Napa, California, are $885,643, down 3.5 percent over the past year.

Strait showed the Daily Mail a jaw-dropping $4 million riverfront property currently on the market.

The stunning Guadalupe waterfront estate 'embodies vacation and luxury, commanding an elevated perch across 12.5 private acres in the heart of the Texas Hill Country, with an impressive 342ft of direct river frontage,' per the listing.

The home features bold modern design with artisan craftsmanship, and open living spaces that flow into a chef's kitchen, along with seamless indoor-outdoor areas designed for entertaining.

Outside, the private, landscaped oasis offers multiple gathering areas, and direct river access with a dock, rope swing and swimming hole.

The property also includes solar panels, a car charging station and is being offered turnkey with furnishings included.

'As far as ranches and land go, Comfort is highly desirable because of the live water aspect,' Strait said.

'That market is very strong, but [this property] would not be described as "more affordable" as that land is some of the prettiest in the Texas Hill Country.'

The local school district is small and unique, with a strong mix of homeschooling options and private schooling opportunities available to families.

'Comfort,' the realtor added, 'is the ideal location to enjoy a simple life, hunt and fish, shop, drink good wine and immerse yourself in a community that you can personally get to know.'
