The QuintoAndar Buy and Sell Report for the third quarter of 2024 reveals intriguing trends in Brazil’s real estate market. Vila Mariana in São Paulo and Barra da Tijuca in Rio de Janeiro emerge as the most desired neighborhoods.

São Paulo’s top ten list showcases a mix of traditional and up-and-coming areas. Vila Mariana leads the pack, followed by Tatuapé and Mooca. Pinheiros and Ipiranga round out the top five.

Moema, Butant, Bela Vista, Perdizes, and Santana complete the list. In Rio de Janeiro, Barra da Tijuca takes the crown. Tijuca and Copacabana follow closely behind.

Recreio and Botafogo secure the fourth and fifth spots. Flamengo, Ipanema, Méier, Freguesia, and Leblon make up the rest of the top ten.

Property prices show modest growth, lagging behind inflation. São Paulo saw a mere 0.1% increase from the previous quarter. Rio de Janeiro experienced a slightly higher rise of 0.56%.

Both figures fall short of the 0.8% inflation rate reported by IBGE. Thiago Reis, Data Manager at QuintoAndar Group, offers insight into the market dynamics.

He points to expensive credit and high interest rates as factors impacting sales volume. The Selic rate increase has led many to postpone homeownership dreams.

Average property prices reflect the economic landscape. In São Paulo, the average price per square meter stands at R$ 7,216 ($1,266). Rio de Janeiro’s average settles at R$ 5,091 ($893).

These figures underscore the ongoing affordability challenges in Brazil’s major cities. The report highlights the complex interplay between consumer preferences and economic factors.

It suggests a cautious approach from both buyers and sellers in the current market. As Brazil navigates economic uncertainties, the real estate sector adapts to changing demands and financial realities.
